An Inspection Is Not a Treatment

A WDO inspection identifies and documents visible evidence and conditions. It is not a treatment. It is not a warranty, a guarantee, or a certification that a structure is free of wood-destroying organisms.
If treatment is recommended based on what we find, it is quoted separately, and you are free to have that work performed by any licensed company you choose. We'll tell you that up front, because an inspection you can't trust is worth nothing to you.
A Free Pest Assessment Is Not a WDO Report
Our free inspection is a general pest assessment. It is not a real-estate WDO inspection, and it does not produce a report on the state form. A WDO inspection is a separate, separately priced service documented on the current FDACS Wood-Destroying Organisms Inspection Report. If you need documentation for a transaction, ask for a WDO inspection specifically.

What You Receive
Findings are reported on the current FDACS Wood-Destroying Organisms Inspection Report, covering all wood-destroying organisms within the state inspection standard. The report documents:
- Visible evidence of wood-destroying organism activity
- Damage observed
- Areas that were inaccessible or obstructed at the time of inspection
- Conducive conditions noted
- Any recommendations

Areas that are obstructed, inaccessible, or concealed cannot be inspected. The report is not a guarantee that wood-destroying organisms or hidden damage are absent unless a specific written guarantee is expressly provided. This report does not constitute a legal opinion, a structural engineering assessment, a property valuation, or a real estate recommendation.

Frequently Asked Questions
How long does a WDO inspection take? Most single-family inspections take under an hour, depending on the size of the structure and attic and crawl space access. Condo units are typically faster.
When will I get the report? Within 48 hours of the inspection.
Do I need a WDO inspection to close on a house? It depends on your lender and the terms of your contract. Some require one, some don't. Your agent or closing agent can tell you what applies to your transaction. Plenty of buyers order one regardless, because in South Florida termite pressure is constant.
What happens if you find termites? You get a report documenting exactly what was found and where. If treatment is warranted, we'll quote it separately, and you're free to use any licensed company. The inspection is not a sales call.
Can you inspect a condo unit? Yes. Access to common structural areas may be limited, and any limitations are noted in the report.
Is a WDO inspection the same as a home inspection? No. A home inspection covers the overall condition of the property. A WDO inspection is a specialized, separately licensed inspection specifically for wood-destroying organisms. Many buyers get both.
